Quality landlords for quality tenants

This is the easiest way to find tenants for your property.

We can offer you a fast alternative to high street lettings agents. We have a waiting list of tenants ready to move into your property anywhere within West London. All tenants are vetted: their tenant history is checked so that no one with a history of anti-social behaviour or rent arrears is eligible for assistance.

We do not charge any commission or fees for our services, and once we have found tenants for your property, we offer support and advice throughout the term of the tenancy.

The minimum requirement of the properties that local authorities need to see is:

  • current CORGI certificate of gas safety,
  • a periodic electrical inspection certificate; and
  • offer a minimum of 12 months of tenancy.

Letstart is a partnership of seven local authorities covering Brent, Ealing, Harrow, Hammersmith & Fulham, Hillingdon, Hounslow, and Kensington & Chelsea.

Money for Landlords

If your property does not meet the Governments Decent Homes Standard, then it is still worth getting in touch with Letstart. We can offer grants to eligible landlords. Follow these links for more information:

Local Housing Allowance

Changes to the way households receive benefit payments were introduced in April 2008. Local Housing Allowance (LHA) is a new way of working out new claims for Housing Benefit (HB) for tenants renting accommodation from a private landlord.

Local Housing Allowance is:

  • the amount of money a household may receive from the government so that they can pay the rent
  • determined by the size of the property
  • the average rent for properties of that size in a geographical area (Broad Market Rental Area)
  • reviewed and LHA levels are published monthly by the Government's Rent Service. (Please note that the rent payable on a property will remain fixed for the duration of the tenancy agreement.)

Click here to find the current (November 2008) LHA levels for the BMRAs that cover West London.

Use the 'find your LHA' option on the LHA Direct website to check which BMRA your property or properties fall into using the postcode for each property.

You can find out more about LHA on the LHA Direct website.

London Landlord Accreditation Scheme

Accreditation with the London Landlord Scheme provides landlords with the benefits of information and training about the complex issues of running a successful business, and accreditation is recognised by the West London local authorites. Knowledge and awareness that landlords gain from the scheme is likely to lead to happier and lasting tenancies.

National Landlords Association
